Receivership appointments are subject to final approval by presiding court and generally made at the recommendation of plaintiff or defendant in foreclosure lawsuit.  Receiver is technically an employee of court and must answer to court and all parties to lawsuit. 

Receivership services are normally provided on time and material basis and generally rendered in concert with other property management, leasing, brokerage.
